Waterfront food truck park, downtown condos and more development coming to D’Iberville

Downtown condos and a food truck and entertainment venue on the water are two of the newest developments planned for D’Iberville.

The city’s Planning Commission approved plans Tuesday for the projects. They will go in front of the City Council on March 15 for final approval.

The food truck park and downtown living proposals are part of a growing list of projects happening now in the city, with a Walk-On’s restaurant under construction just off Interstate 10.

Food trucks and music

Shawn Gollott, who operates Gollott’s Seafood restaurant on the Back Bay in Biloxi, told the planning commission Tuesday his plans for the D’Iberville waterfront are modular and portable.

The food and entertainment venue is in a velocity zone, he said, and most of the facilities will be designed to be moved when a hurricane approaches.

Gollott said he has owned the site at 3387 and 3393 Bayshore Drive, next to the boat launch on the west side of I-110 bridge, for several years. The vacant lot is surrounded by casino sites and he said these plans are the least expensive way to develop it.

The venue will be built in stages, he said. Food trucks will be placed to create an outdoor food court of sorts. He also envisions a pavilion bar, live music venue, bait shop and marine shop.

A 4,000 square foot pier will allow boats to tie up and people come ashore, he said.

“There are plans for a pool,” Golloitt said, with a maximum depth of five feet. “I’m not making a kids’ pool. I’m making a cocktail pool,” he said.

Condos in the French Market

Walter Shah moved from Atlanta to D’Iberville and five years ago built and opened Satchmo’s Jazz Cafe in an elevated brick building on Seymour Avenue. He built his home next to it and now he’s ready to build 14 condos in the same area of the city’s French Market District.

Shah will name this new development Coltrane Lane Condominiums as a nod to jazz great John Coltrane.

The condos will be spread over five buildings, he said, starting with a duplex, followed by four triplex units.

Shah told the planning commission he plans to sell the units. Cassi Thompson, city planning and zoning director, said once the condos are sold, a buyer could rent the unit that is in the area of the city zoned for AirBnB rentals.

Brees-inspired restaurant is on the way

Former New Orleans Saints quarterback Drew Brees is a partner in the Walk-On’s Bistreaux brand.

When originally proposed for D’Iberville, a Walk-On’s restaurant was to be built on the southeast side of I-10 and 110. The location was moved to the southwest side to give easier access off I-10, where construction is underway.

In 2019, D’Iberville Council approved a subdivision split of 2 acres of the 12-acre site adjacent to Mandal car dealerships to build the new restaurant.

Now the council will be asked to approve subdividing four parcels into three. Parcel 1 will be 3.9 acres, parcel 2 will be 5 acres and parcel 3 will be 1.36 acres,

Nick Moody with Machado Patano engineering firm said Tuesday a Chrysler Dodge Jeep dealership is being built on parcel 2.

Moody said Ramco West will disclose what is being proposed for the two remaining vacant sites when plans are brought to city.
