After more than $225M in new Coast development, what’s coming in 2022? Here’s the list.
Development rapidly increased across South Mississippi in 2021 after many projects were delayed by the start of the coronavirus pandemic in 2020.
The largest projects totaled more than $225 million as the Coast saw lots of new apartments going up, self-storage units being built, medical facilities opening and school renovations under way.
Even more encouraging than the new restaurants, shops and housing in 2021 is all the development coming next year. Hundreds of millions of dollars are flowing into South Mississippi from BP Restore Act, Cares Act, COVID-19 transportation and infrastructure funds and many other sources.
“There’s a lot of opportunity. There’s a lot of optimism,” said Bill Lavers, executive director of the Harrison County Development Commission.
The new Buc-ee’s in Harrison County will create more business and jobs for that whole area, he said.
“Literally they’re signing the papers for that today,” he said Tuesday concerning the land deal for the travel center off I-10 near Pass Christian.
Ocean Aero moving its headquarters from California to Harrison County is one of the first major relocation in many years, he said, and other major deals to draw companies to the Coast could be announced next year.
Even with COVID-19, this year was a good one for development in the county, he said and added, “2022 is going to be the best year we’ve ever had.”
Coast makeover in 2022
All 12 cities are lining up projects to take advantage of this extra money and coupling it with private investment to make major transformations.
Several cities are concentrating on their downtown areas. The District Green, an outdoor festival area, opened as a preview of The District restaurants, apartments and entertainment venues that will give Howard Avenue in downtown Biloxi new life. Work is under way to create Ground Zero at The District, and Mississippi actor and owner Morgan Freeman has been seen checking on the progress.
Around the corner, brothers Jack and Phil Rizzuto will transform the historic Redding House at 770 Jackson St. into an Italian restaurant. They own Rizzuto’s Ristorante & Chop House in New Orleans.
Jourdan Nicaud is transforming the iconic Josette’s building into downtown lofts right across from Shuckers baseball stadium. Fillup with Billups restaurant will also move to the property.
The National Park Service designated Downtown Pascagoula as an historic district. Several new apartments are being created and they are expected to spur other development. The Pearl hotel and restaurants opened in downtown Bay St. Louis and Gautier is creating a downtown center at the site of the former Singing River Mall.
Walk-Ons restaurant, owned in part by former New Orleans Saints quarterback Drew Brees, is under construction in D’Iberville. A new Murky Waters BBQ is being built in Ocean Springs. Several restaurants are opening soon in Gulfport — Sully’s Gulfport, Woody’s Roadside, Brick & Spoon and I Heart Mac and Cheese, are among them.
Mississippi Antique Gallery will be what is believed to be the largest antiques complex in the state when it opens on Pass Road in Gulfport.
Adele Lyons, executive director of the Mississippi Gulf Coast Chamber of Commerce, said she can see the positive energy among the business community going into 2022. At a time of year when memberships are typically slow, she’s seen 12 companies join the chamber in November and 8 in December, she said, and executives are signing up for chamber programs next year.
“Folks are ready to get out there,” she said.
