Developers ready to build more near The Promenade

D'IBERVILLE -- Space is pretty well used up at The Promenade, so a new group is preparing to develop the connecting land to the west for more restaurants, shops and possibly hotels.

The Promenade was built by CBL & Associates Properties and opened in 2009. According to the company's website, it has 61 shops and restaurants on 71 acres.

The developer of this new land, ETC Ventures of Nashville, Tenn., wants to build on that success, said Monte Luffey with Southeast Commercial, which represents and is affiliated with the developer.

Luffey told the D'Iberville Planning Commission on Wednesday the owners hope to break ground in early April for Mugshots Grill & Bar. This will be the first of three businesses planned on the 4 acres ETC Ventures owns south of Promenade Parkway between the Ashley Home Store in the Promenade and Old Highway

The company owns 17 additional wooded acres north of Promenade Parkway adjacent to The Promenade.

In plans submitted to the city, the developers show several more stores and restaurants along with two potential hotels, although Luffey said they don't have any commitments for hotels at this time.

They do have a lot of interest for other businesses, he said.

The city will require this new development to have sidewalks, said Cindy Feranda, D'Iberville planning and zoning director.

The Planning Commission approved subdividing the land for the development and conditional use for Mugshots, which will serve alcohol. The projects go to the City Council for a vote March 15.

Also approved by the planners and going to the council March 15 are:

-- Somboon Thai Restaurant, a 99-seat restaurant at 10122 Central Ave. Owner Sinchai Guy Hardy said he hopes to open in mid-March.

-- A six-unit office and retail plaza at 4263 and 4257 Popp's Ferry Road. Planning commissioner Eric Lightner told applicant Joey Spear to pay special attention to the landscaping, "That's the gateway to D'Iberville," he said. "Make it look good."

-- Fountainhead Homes' plans for 29 homes in Phase 5 of Rivers Edge Subdivision.
