A prime spot along one of the busiest intersections in South Mississippi just sold.
The property at 901 Bienville Boulevard — the northwest corner of U.S. 90 and Washington Avenue — currently has a boatyard, trees and open land. It is directly west of Burger King and south of Aunt Jenny’s Catfish Restaurant.
Murphy USA had the land under contract for a year and the sale just closed, said Monte Luffey, principal for Southeast Commercial Real Estate, The company has offices on the Mississippi Gulf Coast and New Orleans.
Southeast sold two parcels along Bienville Boulevard and Washington Avenue.
“They also bought the corner,” Luffey said, which is a small piece of land owned by another company.
Murphy Oil already has an Ocean Springs gas station and convenience store a few miles east near Walmart, and several more in South Mississippi from Pascagoula to Bay St. Louis.
While traffic volume is very high in that part of Ocean Springs, the site also has its challenges. There’s no easy access for those driving east on Bienville or north on Washington Avenue, but the lower price could entice people to adjust their route.
Murphy Oil typically has among the lowest gasoline prices in South Mississippi.
Bienville Boulevard in Ocean Springs continues to boom, with Chick-fil-A, Chipotle and the new location of Phoenicia Gourmet Cuisine recently open and more “coming soon” and “for sale” signs on commercial property across the busy road.
