2021 home sale prices explode across the MS Coast. These maps show by how much.

Buying a house in 2021 likely cost more than previous years for homeowners in Mississippi’s three coastal counties, data shows.

Median home sale prices in Hancock, Harrison and Jackson counties were all higher this year compared to 2020 and 2019, according to data compiled by Redfin.

The data shows median prices for homes purchased in each month of 2019, 2020 and 2021.

Hancock County saw a huge spike in median home sale price in July 2020, during a COVID-19 surge in the middle of the pandemic summer. However, 2021 figures from June - November eclipse that monthly average.

Jackson County’s highest median home sale price in the last three years came in October 2021, when the average was $203,375. In comparison, the average for October 2019 was $155,856, according to Redfin.

How much is the median home sale price in each Coast county in November 2021?

  • Hancock County: $213,750, compared to $174,420 in November 2020 and $157,586 in November 2019
  • Harrison County: $200,225, compared to $196,440 in November 2020 and $177,581 in November 2019
  • Jackson County: $186,782, compared to $186,500 in November 2020 and $160,038 in November 2019

As of October, the average sales price across the Coast is up 11% from 2020, said Danny Lee, a local Realtor and president of MLS United, LLC.

“That is due to an increase in demand that started during COVID and has caused a shortage of inventory,” Lee said. “Supply and demand drive up the prices.”

The number of homes on the real estate market is down 26% from last year, he said.
