How much can landlords legally increase rent in Mississippi? Here’s what the law says

It seems like rent prices are rising more and more every day.

The average price of rent in Mississippi is $1,107, but of course the cost fluctuates depending on your city. In Hattiesburg, an apartment will cost you anywhere from $675 for a one bedroom to $775 for a two bedroom, while in Biloxi, you could pay as much as $2,000 for a studio.

So, what’s the legal cap? Let’s find out if Mississippi has one.

How much can landlords legally increase rent?

Well, in reality, they can increase it as much as they want.

There are currently no state laws that limit how much landlords can charge for rent. This allows landlords to raise rent based on factors like market rates, demand, overhead costs, profit goals and more.

Although they can charge you as much as they want to, landlords cannot raise the price of rent without giving tenants notice first.

In Mississippi, if you are on a month-to-month rental agreement, landlords must give you 30 days written notice before increasing rent.

If you are on a one-year lease or more, landlords are locked into the rent amount specified in your rental agreement. Once you are ready to renew the lease, the landlord can change your rent amount, but they are required to give you at least 30 days written notice before the end of your current lease. In some cases, the landlord may give you 60 days notice of any changes.
