Real estate brokers Herbert Dubuisson and Chip Gardner of Compass have a real gem on their hands.
The brokers have been in the real estate business for more than half a century, combined. But they’ve never seen a property quite like the $7 million listing they have on Pointe Au Chenes Road on the Ocean Springs waterfront. As far as they know, it’s the most expensive property ever listed in Mississippi, according to their MLS United research.
“It’s a tremendous honor to represent this property,” Dubuisson said. “It’s the most special property I’ve ever represented.”
Both Dubuisson and his father had worked with the owner, Alvin E. Swanner of New Orleans, a deceased entrepreneur whose estate is selling the 93-acre property.
It includes two luxurious homes and a cottage. Another New Orleanian, Ruth “Ruthie” Frierson, and her husband bought the original property and built an Acadian home on it. Frierson was one of the city’s top real estate brokers and also was instrumental in Hurricane Katrina recovery.
The Swanners acquired the property in 1990, then in 2004 bought land next door that included a Mediterranean-style house.
In addition, the land boasts a cottage, two swimming pools, and 1,900-foot concrete bulkhead and sidewalk on the Mississippi Sound.
The land sits on a peninsula and is surrounded on three sides by water and wetlands.
The Swanner estate’s 400-plus acres of adjacent wetlands are being sold to the state and will remain undeveloped. The waterfront land gives the property its high value. And while water lines the Coast, a road or highway stands between most high-end homes and the Gulf.
“It almost makes you feel like you’re on a private island,” Dubuisson said. “It’s an extraordinary property. It is truly one of a kind.”

The property also features stunning live oaks draped in moss.
The original house includes oak floors, distinctive cypress ceiling beams in the kitchen and living rooms, a large island in the kitchen, ample windows that showcase the waterfront and luxurious molding throughout. It has six bedrooms, six full baths, two half baths and a bunkroom.
The house has a wide front porch and large screened side porch overlooking the pool, with views of the Mississippi Sound.
The second home that Swanner bought and incorporated into the compound is equally stunning. He renovated it down to the studs. The rambling house has a distinctive clay tile roof.
It features five bedrooms, six full baths and a half bath. The house has a chef’s kitchen, wet bar and handcrafted woodwork throughout, and also includes cypress ceiling beams. It has a private garage apartment.
“Complemented by a Gulf-side pool and expansive porches, the house provides an ideal setting for relaxing or entertaining,” the real estate listing says.
Both houses have two floors.
The property also features two boat slips and lifts.
The property is so impressive that it’s already been featured in several publications, including Mansion Global and South Mississippi Living.
