It’s been closed for months and the former IHOP restaurant in D’Iberville is up for sale again.

Southeast Commercial Real Estate lists the building off Sangani Boulevard and Lamey Bridge Road for sale for $1.5 million, including all furniture, fixtures and equipment.

“We thought we had it sold,” said Monte Luffey, a principal with the real estate company, but he said the sale fell through.

The location at 11475 Cinema Way is adjacent to The Grand Theatre and Courtyard by Marriott and is close to other shopping, dining and attractions.

“It’s a great building, fully furnished, ready to go,” he said.

The restaurant opened in November 2012. Posts on Facebook showed diners were critical of the IHOP and its management and attempts a year ago to reform the restaurant weren’t successful.

There also are IHOP restaurants in Biloxi, Gulfport and Picayune.

The 5,199-square-foot building in D’Iberville is suitable for a restaurant, retail or medical use, according to the listing, and has ample parking.

Southeast Commercial is among the largest commercial real estate companies in South Mississippi. It recently leased the property vacated by Office Depot at Popp’s Ferry and Pass Roads in Biloxi. Luffey said a Dollar Tree and a hair supply store will fill that space between Starbucks and McAlister’s Deli.

The company also brokered the deal that is bringing the first Discount Tire location in South Mississippi to Promenade Parkway in D’Iberville.
