Q: Is getting a property under contract with yourself as the buyer, and then transferring (or selling)the contract to another buyer for a fee (with an Asignment of Contract form), legal in MS? This is also known as investor wholesaling. Thank you

A: Please refer to our website- www.msrealtycourses.com concerning real estate licensing. There are no educational requirements or examination to be a mortgage broker at this time. As a minimum you need 60 hours of real estate coures or 2 College real estate corses to sit for the the state examination. A: As long as you buy and sell on your own or with the assistance of a real estate licensee you will not need a license. Q: Sir, I'm 17 years old and I'm in college, and I'm also trying to get licensed hear in Maryland. I was wondering if there are any hidden costs after obtaining a MD Real Estate Licenses. The reason I'm asking is because I heard that there is special car insurance I need to have and that I have to pay a fee annually just to keep my license activated. Is any of this true?

A: It is always advisable to contact the Mississippi Real Estate Commission 601-932-9191 for particulars. However, since you have had your license there should be no requirement to attend formal real estate classes. Q: I'm told that Mississippi offers pre-license training online. I also see that you do not recommend on online pre-licensing course. Do classroom students have a higher pass rate than online students in passing the agent exam?

A: We do not have access to that information. However, we have previous on-line students in each of our classes who have failed the State examination . Others were not satisfied that they recieved enough training from the on-line courses. We believe the interaction with the various instructors and other students in the classroom prepares you better for the exam. The choice is up to the individual.
