NOTICE OF SUBSTITUTED TRUSTEE'S SALE STATE OF MISSISSIPPI COUNTY OF HARRISON WHEREAS, on July 30, 2004, Gregory M. Rankin and Shanita C. Rankin executed a promissory note payable to the order of Argent Mortgage Company, LLC; and WHEREAS, the aforesaid promissory note was secured by a Deed of Trust dated July 30, 2004, executed by Gregory M. Rankin and Shanita C. Rankin and being recorded as Instrument No. 2004 14135 T-J1 of the records of the Chancery Clerk of Harrison County, Mississippi; and which aforesaid Instrument conveys to Jim B. Tohill, Trustee and to Argent Mortgage Company, LLC, as Beneficiary, the hereinafter described property; and WHEREAS, said Deed of Trust was assigned to U.S. Bank National Association, as Trustee, successor in interest to Wachovia Bank, N.A., as Trustee for Park Place Securities, Inc., Asset-Backed PassThrough Certificates, Series 2004-WWF1 by an Assignment filed of record on June 16, 2012 and recorded as Instrument No. 2012 4684 T-J1 in the office of the Clerk of the Chancery Court of Harrison County, Mississippi; and WHEREAS, U.S. Bank National Association, as Trustee, successor in interest to Wachovia Bank, N.A., as Trustee for Park Place Securities, Inc., Asset-Backed PassThrough Certificates, Series 2004-WWF1, having executed a Substitution of Trustee to substitute Floyd Healy as trustee in the place and stead of Jim B. Tohill, the same having been recorded as Instrument No. 2014 4948 T-J1 of the records of the Chancery Clerk of Harrison County, Mississippi; and WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and WHEREAS, Floyd Healy, Substituted Trustee in said Deed of Trust will on August 5, 2014, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the East front door of the Harrison County Courthouse, located at 1801 23rd Avenue in Gulfport, Mississippi, the following described property located and situated in Harrison County, Mississippi, to wit: Lot Thirty-Two (32), WILDWOOD SUBDIVISION, PART 1, a subdivision according to the official map or plat thereof on file and of record in the office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi, in Plat Book 29 at Page 1 thereof, reference to which is hereby made in aid of and as a part of this description. Indexing Instructions: Lot 32, Wildwood Subdivision, Part 1, Harrison County 1st Judicial, Mississippi. More commonly known as: 808 Wildwood Drive, Gulfport, MS 39503 Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand and gravel in or under subject property.
